Since the beginning of December you may feel Christmas spirit in Turkey. Traditionally in the first days of the last month of the year the Christmas fair is held in Alanya. This year it will be held for the seventh time. The opening of the fair will be held on Sunday, December 4. It will start working at 10.00 am. The residents of the town and tourists will be able to visit the fair and enjoy the concert, the information about which is kept in secret.
As in previous years, representatives of different foreign communities who bought or rent a flat in Alanya and its surroundings will take part in the fair. Russian, German, Dutch, Ukrainian public organizations will present their stands in the square behind the town hall. The visitors will be offered a wide range of various souvenirs, handmade jewelry as well as plenty of dishes and drinks of different countries. And during 3-4 December, the Deepo shopping centre in Antalya will host the seventh Festival of friendship of Russian and Turkish people. The opening of the children's drawings exhibition, puppet shows and the moment of glory contest will take place on the first day. The second day will offer performances of circus, musical and dance groups.
4th quarter started with sales increase in the property market of Turkey
The report on the property sales in Turkey in October, which was published on the Statistics Institute (TurkStat) website, matches previous year's trends: the September decrease followed by the October increase in sales. The growth rate became 125% comparing with the previous year and 120% with September. As a result, 130 274 homes were sold in Turkey's real estate market.
The main sales indicators didn't change. They include the top-3 cities which have the greatest number of property transactions (Istanbul, Ankara and Izmir), the share of newbuilds from developers and secondary housing (47% and 53% respectively), the use of mortgage (36.9%).
22 per cent increase was observed in the segment of housing sold to foreigners. 1553 foreign citizens became the owners of Turkey's real estate in October. And the biggest number of sales (30%) was in Antalya. 467 people chose this province. The second most popular destination became Istanbul. 423 people prefered to buy housing there. Almost 60% of real estate sales were made in these two provinces.
The structure of buyers on the basis of nationality also remained the same.
Turkey defined categories of aliens who will be to obtain citizenship under the simplified scheme
The idea of granting Turkish citizenship to foreigners who buy property was first offered by the Minister of the Economy Nihat Zeybekci in November 2015. A year has passed, and this issue was again raised at the meeting of the Cabinet. Numan Kurtulmuş, Deputy Prime Minister, announced that it was planned to develop a simplified procedure of obtaining Turkish citizenship. They have already announced the categories of people who will be able to use the simplified procedure. Besides property buyers, these categories include:
- foreign investors, who constantly invest their money in the development of Turkey's economy;
- depositors who place their funds on deposits in Turkish banks;
- employers who employ the Turks.
Only the main idea and conception of this issue has been defined. Further details like property price, the size of deposit and investments, the number of employees will be discussed at the next Cabinet meetings.
Looking for good environment, luxury and comfort? Come to Kargicak
Nestled on the green slopes of the Taurus Mountains, in 15 km from Alanya, this town has recently started developing the tourism business and it is already very popular among tourists and known for luxury villas it offers. Local terrain features have defined the main property type in this area and its cost. The property prices here are higher than in Alanya. The reasons are:
- local villas belong to the luxury housing category. Almost all houses here have large green areas with private pools and they are all guarded;
- the cleanest beaches in Alanya;
- picturesque sea and mountain views;
- good environment, the atmosphere of silence and tranquility.
The only slight disadvantage is lack of well-developed infrastructure. There is only one big supermarket Migros, but there are a lot of small shops and a bazaar. There are also cafes and restaurants and this is just the beginning.
New amendment to the act on the use of foreign-owned vehicles in Turkey entered into force
The updated act entered into force on November 10. It refers to foreigners of retirement age, as well as Turkish residents who retired abroad. According to new amendments, foreign pensioners can use their vehicles indefinitely. In other words, all restrictions concerning the use of vehicles on the territory of Turkey were lifted.
It is worth reminding that the law on the foreign-owned cars had already been changed in 2015. Those changes affected all foreigners coming to Turkey to buy housing or on other occasions. The term of use of a vehicle was increased from six months to two years. This right was given only for foreigners who had lived in Turkey for at least 185 days in the previous year.
